On this episode of Agents Unfiltered we’re talking about what to do during the slow season! At least for our market, things have shifted, it is a little bit slower as we come into winter so we are going to talk about some strategies you can do to set yourself up for a busy spring.

Don’t stress if you are in a slow season, real estate is a rollercoaster. I always think in the winter that my career is over and then in the spring it breaks and work comes back. The fall is when you go inside and find your roots and nurture those roots and set yourself up to grow in the spring. It is the perfect time to sit in and find your plan for the next year, figure out your growth, and then put those plans into action. What you sow now, you reap in the Spring. Sometimes we get so busy and we did so much during this year that we spend this time to breathe and take a break (which nothing wrong with that), but then people hit the New Year and they only have 2 months before they are in catch-up mode.
If you want to make a full-time income, you have to work full-time hours even when you don’t have something under contract whether it is reaching out to cold leads or whatever in preparation for when things break.
1. Send a newsletter
We have a newsletter we send out as an office and one thing we can do during our slow time is put our sphere of influence together and send them the newsletter. I reached out to my SOI and within 5 touches I had 2-3 people who were going to need a realtor in the Spring. I am so thankful I reached out to them to get their contact info/ address for the newsletter or I never would have made that connection.
2. Reach out to your SOI
I just would say “I am sending a newsletter with events in Cheney and what’s going on in the market and I’d love to send it to you, what’s your email?” And they would respond with oh yeah we are going to be looking for a house soon and I never would have thought to reach out to them otherwise because I didn’t know it was on their radar.
80% of what buyers (it has gone up since the internet) get their agent from their sphere of influence (recommended by someone they know, etc.)
There are so many lenders I love and recommend, but the lenders I go with are who are on my brain recently. So if that is how I choose a lender, it is probably similar to how people choose their real estate agent.
3. Post on Facebook
I have posted so many times and had people reach out to me and say “I didn’t know you were a realtor! I need one.” If I was on top of fostering my SOI who knows how many I could have gotten. It is a lot of work to put your SOI list together, but that is the stuff that if you do it when you’re slow it can work for you when you are busy.
4. Set up automatic emails in your CRM
Have your drip campaigns set because you can’t and shouldn’t focus on that when you are selling. Then when you are selling because you are busy you have leads continuing. If you can have a full referral business, you are killing it.
If you have trouble doing this tedious work, go into the office, give someone your phone, or ask someone to babysit you/ hold you accountable. Even if you have a team, people can only push you so far and it is the blessing and curse of this business. You can go as far as you want if you have the motivation to do it. We also need rest, but at the end of the day, you won’t get work if you don’t have automation going for you.
5. Figure out a good routine
During the slow season figure out your habits and routines that make you most productive during the work day. If you have processes in place that you can implement in busy season, it won’t seem so busy.
Danielle: I have my morning routine very narrowed down and I love it. I get up (at 5:30/ 6) and before I get out of bed I set my intentions for the day and say something I am grateful for and that has changed my mindset the past year. Then I get up, brush my teeth and hair, brew the coffee, stretch, and drink water and have my vitamins. Then I sit down with my coffee and journal. Now I watch a training video during the morning and then the kids get up.
If you haven’t read the book Atomic Habits, I HIGHLY recommend it. You can’t jump into a morning routine like that if you have nothing like it right now. You need to make simple goals today and take steps towards that. I have my vision board and affirmations right where I wake up and so I just read those and then start my day. Set up your routine and then weave something in. And before you know it you have all you want during that time! If you try to fully change your current routine, it won’t stick. Get 1% better. If you do that every week you will be 52% better by the end of the year!
