Mistakes Sellers Make

I want to share with you the 3 biggest mistakes homesellers make! 
1- Not getting the home in proper condition. The easiest one, that can give the biggest return. Nobody wants to buy a dirty house and many people assume the house was not well cared for if it isn’t clean. It can be easy in a sellers market to think something like this unnecessary, but the kind of homes that are currently selling in record time, are those that a buyer feel they could move right into. So wipe down those walls and baseboards, deep clean the bathrooms and kitchen and shampoo the carpets if necessary. It will absolutely pay off! 
2-Pricing the home based on what they want to net as opposed to what the market will give them. The buyer is going to pay you based on what other the market tells them. They are buying on comparison and right now more than ever, buyers have so much information at their fingertips and they are taking full advantage of it. If a home is overpriced, buyers know it and you will not see any full price offers coming in and the longer home stays on the market, the less you ultimately receive. 
3- They think because it is a sellers market they will have no problem selling the home without a Real Estate agent. There are so many components of a home sale transaction to consider, such as negotiating with a buyers agent who has years of experience, dealing with low appraisal and problematic inspections. Not to mention legal requirements and a lot of paperwork, most real estate transactions that end up in litigation are from transactions where at least one party was not represented by an agent. As a seller you should be interviewing agents until you find the one you feel comfortable with, that is knowledgeable and will be honest with you and have a plan to get your house sold.
