On this episode we discuss the value in taking smaller deals and why it can be worth it to travel a bit for a deal!

When we say “travel” we are not saying hop on a plane for a deal necessarily. We are talking about areas other agents don’t go to and maybe outside your comfort zone as well.
For us, we live in a suburb of Spokane (a metropolitan area), but as soon as you start getting into a smaller town they are a part of different MLS. It is hard to get started with a lot of agents serving this area so going to those smaller areas and travel makes you more referable and build your network.
Many buyers don’t have the affordability for this area, so going an hour or two outside this area, people can get more for their money!
It is still referrals and it doesn’t mean they don’t know someone who wants to buy right in your town. So although that deal may be time-consuming, the referrals could be amazing.
I have had so many clients who have said my past realtor said my price range was too slow for them or where I wanted to look was too far away.
In the beginning especially to build your momentum it isn’t about the size of your deals it is about how many deals you can crank out.
And every deal is a learning experience and many times you are doing things that are outside of the box like land deals.
Yeah the only thing with those further away deals is you need to be careful to not get stuck on a mountain pass for example without service like I did. Lesson learned, my jeep can’t make it. Thankfully my client had a truck to help me out. This was my second deal ever.
You still have to go places you are knowledgeable about so you can represent your client well.
If you are going hours and hours away and have no knowledge on rules there, school districts, etc. then it is time for a referral, but if you know about it and it is just a far drive, it may still be something you consider doing.
Define your territory
Where are you comfortable driving to and then become an expert in those areas. Know the market and the area, that takes some doing and then make sure you are in the MLS for that area. In Washington there are multiple different ones and the lines are weird. I am in 3 different MLS. Something else I have run into is you will have push back from other agents if you go out of your “area”. I have a town I love to work in and worked hard to learn about that town prior to ever doing a listing and I had an agent in that area call me and chew me out.
