Let’s start saying this, the majority of our clients are amazing and if you as a realtor are having a lot of bad clients, you need to either look at your lead source or look inward.
Clients that are impossible that you should potentially fire:
- They or you are unhappy
- You’re never going to get to closing with them
- They’re rude or creepy
I love when clients ask me questions! That is not a definition for a hard client. I had a client that was super back and forward for months. If they don’t have a concrete idea of what they want, they may not be worth pursuing. I got photos and almost listed the house just to waste time, energy, and money and they cancelled.
What are your non-negotiables
Sometimes you need to go through this to know it, but once you know stick with those. For example I had a client that wanted us to list their home and they were a difficult person (with the pricing of their home) and they weren’t kind. Having both of those things as attributes is a deal breaker for me.
Make sure you have a contract and most states have clauses about harassment and if someone is yelling at you and not treating you properly, that is a reason to get out of the contract for listing or buyer.
At the end of the day numbers do not lie and if someone is wanting to list super high over, it may not be worth your time because it may sit on the market for a long time. When they are showing that stubbornness in the beginning, it isn’t going to get any easier.
We normally don’t sign buyer-seller agreements right away, which is good for us because then you can dip your toe in the water if it will be a good fit.
Non-negotiables for Danielle L.:
- Poor treatment from the client
- Making jokes or rude comments that are racist or anti-LGBTQIA
In the beginning when I was new I remember second guessing what people said. Now I will correct you one time and if I get a feeling you will do it again, I will be done with the relationship.
We are experts in our field, so if they are going to treat us like they can do our job better than us, they aren’t worth our time. Even personal beliefs don’t need to be brought to a transaction.
Ali P. – a lot of people talk to me like they are teaching me because I have a baby face. Now I feel confident enough to say no this is how it is and let me explain. When you are young in this industry, it takes a lot of gumption.
